The owners wanted a new 4-bedroom, Craftsman style house that incorporated sustainable building concepts. The resulting design utilizes a variety of green building techniques including resource efficient framing, a highly insulated building shell, energy efficient windows, fiber-cement siding and trim, a radiant heating system, whole house ventilation system (in lieu of air conditioning), and low VOC-emitting interior finishes. The project is schedule for completion in 2009.

Newell Avenue Residence

The owners initially wanted to add a second story but decided to expand their cozy 3 bedroom / 2 bath ranch house by constructing two small one-story additions to the existing floor plan. The increased area (approximately 400 square feet) and reconfigured interior provided enough space for a master bedroom suite, an expanded the kitchen & dining area, a family room with a fireplace, and a laundry area. The resulting 4 bedroom / 3 bath house has new finishes and lighting throughout, new built-in cabinets, new windows including 2 bay windows, and new skylights. The additions were integrated with the existing roof lines and the exterior stucco was replaced with wood shingles to bring a classic traditional home style to the entire house.

Ongoing rehabilitation of a circa 1908 Colonial Revival Bungalow. The initial phases of work included seismic strengthening, roof repair window repair, and exterior restoration and painting. The interior work includes updating floor plan, repair and replacement of architectural features, and selection of interior furnishings and finishes.

The original 1950’s post-war tract home was expanded to include a second story with a master bedroom suite, two additional bedrooms and a shared bath. The facade was completely renovated in an style reminiscent of Craftsman architecture.

The project consisted of remodeling an nineteenth century farmhouse and creating an addition to expand the kitchen and master bedroom. The design embellished the Craftsman style design elements while preserving the old farmhouse character. The transformation is remarkable and the beautiful interior is now filled with antiques and period lighting.

The project consists of adding a second story addition to this existing 1000 square foot Mediterranean cottage in Bernal Heights. The addition will include 3 bedrooms and 2 baths, while remodeling of the first story will expand the living room and add a family room.

The project consists of two speculative homes near Lakeshore Avenue. Each house provides 4 bedrooms and 3 1/2 baths with a living room, formal dining room, and an open family room/kitchen arrangement. The overall character of the two houses blends into the street-scape by evoking the traditional design aesthetic, scale and materials of the surrounding neighborhood. Exterior decks and patios are integrated into the designs to create usable outdoor areas on the steep up-sloping site.

Birchwood Drive Residence

The project consisted of new landscape improvements to enhance the entry and exterior features of an existing Craftsman-influenced home. Custom-designed features included new entry steps and railing, porch finishes and front entry door, landscape paths and gate (pictured), and an exterior trellis.
